Can I use Honed to negotiate a lease?
While we like to believe Honed is perfect, the tool is subject to human error based on the options selected. Honed provides a small margin of error in the rough order of magnitude; however, this tool is meant to validate construction costs and provide insight for clients during the early phases of site selection.
Bottom line: Honed was developed as a tool to aid in cost clarity for hard construction costs. If the ROM provides you the confidence to negotiate a lease, we are flattered, but we are not liable for cost commitments on signed leases.
Does the ROM include the entire budget for building a space?
No. Honed only provides a budget for hard construction costs. It does not include costs like architectural fees, permitting, furniture, security, data cabling, and AV.
What does Rough Order of Magnitude mean?
Typically, general contractors provide a rough order of magnitude (ROM), or simple budget, based on known details about a building, desired finishes, mechanical systems, etc. A ROM is often generated based on historical data, limited subcontractor input, and details from an architect's space plan.
Will you have more markets?
Yes. ROMs for tenant improvements in the healthcare, industrial, and retail space are coming soon.

Architects can use Honed to provide costs with confidence to brokerage teams on space plans and preliminary design. If they receive a PDF of a Honed ROM, it can also aid in design of a preliminary space plan that meets initial expectations.
